What ROI measures — and what it deliberately ignores
Return on Investment is the bluntest, most universal profitability metric: ROI = (Net Gain − Cost) / Cost × 100. It works on anything with a cost and a payoff — a stock, a rental flat, a marketing campaign, a certification course, a machine for the factory floor. That universality is its power and its trap: ROI says nothing about time. A 40% ROI is spectacular in one year, mediocre over seven, and poor over fifteen. Whenever two investments have different durations, raw ROI comparisons mislead.
The fix is annualization: Annualized ROI = (1 + ROI)^(1/years) − 1. This converts any total return into a per-year compound rate you can compare against anything else — an FD rate, an index fund, a hurdle rate. This calculator reports both, because you need the total for cash planning and the annualized figure for judging quality.
A worked example
You buy equipment for your business at ₹5,00,000. Over 3 years it generates ₹8,20,000 in net revenue after operating costs. Total ROI = (8,20,000 − 5,00,000) / 5,00,000 = 64%. Annualized: (1.64)^(1/3) − 1 ≈ 17.9% per year — comfortably above a typical 12–15% business hurdle rate, so the equipment cleared the bar.
Contrast: a property bought for $200,000, sold for $290,000 after 8 years. Total ROI = 45% — sounds strong, but annualized it's just 4.75%/year, before transaction costs, taxes, and maintenance. An index fund averaging 8% would have roughly doubled the outcome. Same "45%", completely different verdict once time enters.
Getting the inputs honest
ROI is only as truthful as its cost and gain figures. The cost side should include everything: purchase price, transaction fees, taxes on entry, financing costs, and ongoing expenses (maintenance, subscriptions, staff time). The gain side should be net of exit costs and taxes on the way out. Marketing teams are the classic offenders — "campaign ROI of 300%" often counts gross revenue instead of margin and omits agency fees and the team's own salaries. A rigorous ROI on the same campaign might be 40%. Still good — but a number you can actually steer a budget with.
ROI, CAGR, or IRR — which metric when?
- ROI: one cost in, one payoff out, and you want the total percentage gain. Simplest; ignores timing.
- CAGR: a single lump sum growing over a known period — the smoothed annual growth rate. Use it to compare investments of different durations.
- IRR/XIRR: money flows in and out at multiple points (SIPs, staged funding, rental income plus a sale). The only metric of the three that handles irregular cash flows correctly.
A useful habit: compute ROI first for the headline, then annualize or switch to IRR before making the decision.
Common mistakes
- Comparing ROIs across different time spans — the #1 error this page exists to prevent.
- Ignoring risk. A 20% expected ROI on a speculative bet and a 7% government bond aren't ranked by return alone; risk-adjusted thinking matters.
- Skipping opportunity cost. Every rupee deployed here didn't go into your next-best option; judge ROI against that alternative, not zero.

1. Understand ROI
Return on Investment (ROI) is a simple ratio that divides the net profit (or loss) from an investment by its initial cost. It tells you how efficient an investment is.
2. Gather Details
You need two main numbers: your 'Invested Amount' (Cost) and your 'Returned Amount' (Current Value or Selling Price). The time period is optional but helpful for annualized returns.
3. Enter Invested Amount
Input the total cost of the investment. Include purchase price, transaction fees, commissions, and any maintenance costs incurred.
4. Input Returned Amount
Enter the final value. This could be the price you sold it for, or the current market value if you still hold it.
5. Specify Time Period
Enter the 'Length' of time you held the investment in years. This allows the calculator to compute the Annualized ROI.
6. Review ROI Percentage
Check the calculated ROI %. Positive means profit; negative means loss. The higher the number, the better the return.
7. Interpret Results
Look at both Total ROI and Annualized ROI. A 50% total ROI is great, but if it took 20 years, the Annualized ROI is actually quite low (approx 2%).
8. Compare Investments

Limitations
ROI does not account for risk. A lottery ticket might have a massive potential ROI but an extreme risk of 100% loss.
It also simplifies cash flows. If you added money to the investment over time (not just upfront), a simple ROI calculation becomes less accurate.
