A worked example

A ₹1 crore flat versus renting the same flat at ₹25,000/month (a 3% rental yield — typical of Indian metros).   • Rental yield of the specific property: annual rent ÷ price. Below 3%, renting starts with a large structural head start; above 4%, buying gets competitive quickly.

  • The renter's discipline assumption: the renting case only wins if the EMI–rent difference is actually invested. If it would realistically be spent, buying's forced saving has real value the spreadsheet won't show.
  • Holding period: stamp duty is a sunk 4–8% the buyer must amortize; under 7–8 years of stay, it rarely is.
